ANÁLISE DE ENGENHARIA DE CUSTOS PARA CASO DE INCORPORAÇÃO IMOBILIÁRIA
Resumo
Com o enfraquecimento da mercancia imobiliária declarado nos últimos anos em consequência da crise fiscal, monetária e política que aflige o Brasil no momento atual, efetuar investimentos neste setor, que envolve colossais investimentos financeiros, verificou-se um risco ainda mais alto, o qual deve ser muito bem avaliado antes de ser posto em prática. Neste trabalho, analisou-se um estudo de viabilidade econômico-financeira para um projeto real de loteamento, construção e incorporação na região de Nova Iguaçu. A verificação da Bibliografia foi oferecida aplicação de métodos de Engenharia Econômica com objetivo de ajudar na tomada de decisão pelos gestores. Além de existirem dificuldades burocráticas e ambientais, além de variáveis particularidades de qualquer atividade que são impossíveis de serem antecipadas, espera-se que o projeto tenha capacidade em gerar riqueza e que contribua com a diminuição do vácuo habitacional brasileira.
Abstract
With the weakening of the real estate commodity declared in recent years as a result of the fiscal, monetary and political crisis that is afflicting Brazil at the moment, making investments in this sector, which involves colossal financial investments, has led to an even higher risk, which must be very well evaluated before being put into practice. In this work, an economic-financial feasibility study was analyzed for a real project of subdivision, construction and incorporation in the region of Nova Iguaçu. The verification of the Bibliography was offered application of methods of Economic Engineering with the purpose of assisting in the decision making by the managers. Although there are legal and environmental difficulties, in addition to intrinsic variables of any business that are impossible to predict, it is expected that the project has the potential to generate wealth and contribute to the reduction of the Brazilian housing gap.
